Pre-Construction Services:
Programming, Schematic Design, Design Development, Contract Documents, Coordination of Sub-consultants, Bidding / Bid leveling, Contract Award/Filing
Construction Service:

Construction Administration, Coordination of Sub-consultants, Project Punchlist, Project Closeout
Programming:
Form Project Team / Establish Project Meetings, Define Project Needs & Objectives, Assemble Data / Space Requirements, Develop Schedule and Budget
Schematic Design:
Develop Schematic Plan / Test Fit, Work Letter Analysis (if required), Preliminary Cost Estimate, Test Fit Analysis / Schematic Plan Approval
Design Development:
Final Space Plan, Detail Design Concepts and Finishes, Engineering Test Fits, Coordination of Consultants (furniture, I.T., A/V, lighting, etc.), Cost Estimate, Presentation & Approval

Our Services

Design Approach
We start with an initial review & study of client's ideas and concepts to gain an understanding of project goals. We then develop detailed plans based on our first meeting and work with the client to develop a project budget & schedule.
Project Schedule
We work closely with the client and their consultants to develop a project schedule early in the process. Key dates are identified based on lease termination, relocation issues and business plans.
Bid Package
A request for bid package is assembled taking into account the unique qualities of the project and the rule and regulations of the building.
